Looking to live, invest, or spend more time in the UAE? A UAE Property Visa gives UK citizens an opportunity to obtain renewable residency by investing in qualifying real estate.
Whether you're purchasing a holiday home, building an international property portfolio, or planning long-term relocation, property-backed residency offers flexibility and access to one of the world’s most dynamic markets. Eligibility depends on property value, ownership status, and UAE residency regulations.
Speak with Flyingcolour®’s visa specialists to understand the right route for your investment goals.
A UAE Property Visa is a residence visa available to foreign nationals who purchase eligible freehold property in the UAE.
Once approved, investors can legally reside in the UAE and may access additional benefits such as family sponsorship and local services. Property ownership requirements and visa validity vary depending on investment level and category.
There are two main types of property visas available in the UAE. One of them is the 5-year residency visa, which is open to UK investors who purchase a property valued at AED 2 million or more. To maintain eligibility, you must retain ownership of the property for a minimum of five years. This visa also allows you to sponsor family members and dependents, offering a pathway to long-term residency in the UAE.
The second option is the 3-year property visa, issued by the Dubai Land Department. This visa is available to UK investors who invest a minimum of AED 750,000 in UAE property. It grants residency status along with a range of benefits, including lifestyle privileges, access to government services, and the opportunity to live in the UAE while maximising your property investment.
UK property investors must meet the following conditions to apply for a UAE property visa.
The property must be a residential freehold to qualify for a UAE property visa.
To be eligible, the property must be valued at AED 750,000 or more.
To apply for a UAE Property Visa, applicants generally need to meet conditions including:
✓ Ownership of qualifying freehold property ✓ Minimum property investment threshold ✓ Valid passport documentation ✓ Compliance with UAE immigration requirements ✓ Supporting ownership and identity documents
Requirements can vary depending on the Emirate and visa category.
Enjoy residency linked to your investment rather than employer sponsorship.
Certain visa categories allow sponsorship of spouses and dependents.
Open local bank accounts and access UAE financial infrastructure.
Combine residency benefits with participation in the UAE property market.
Maintain eligibility and renew your status where applicable.
